This unique real-estate ensemble of 3 buildings is for sale on the southern foothills of the Morvan, in Burgundy. Situated in a hilly 'bocage' landscape varying in altitude from 300 to 500 metres, in a village of 700 inhabitants with all facilities and at about 40 km from a TGV station, situated on the village square surrounded by plane trees.

The ensemble consists of a large house ('maison de caractère') of 170 m2, a second house that is exploited as a gîte (145 m2) and a coach house (280 m2), to be converted into habitable units, on a walled plot of over one acre; a beautifully landscaped and enclosed garden complex with a lot of privacy. All buildings have cellars.
The property has been tastefully renovated using authentic materials and is in excellent condition. The renovation, for which only the best materials and A-brands were used, was carried out by certified local companies.

Both houses are situated on a large courtyard (about 340 m2). Next to it is a raised, romantic rose garden (700 m2) and at the rear there are several gardens and an orchard, as well as the coach house. The houses are connected to the gas network and to the municipal main sewer.

The main house consists of a living room with fireplace and wood-burning stove, a dining room with fireplace (open fire) and with direct access to the garden, a kitchen with wood-burning stove, 2 bedrooms, 2 bathrooms and a storeroom. All rooms have lots of character and original, high beamed ceilings (3.20 m) - and are on the ground floor. The kitchen and the sanitary facilities are of recent date (2020). An also renovated 14th century turret provides access to a large painting studio (44m2) with beams. Finally, there is a 'cave' (wine cellar) where the central heating on natural gas is located.
The stylish interior of the main house can be characterised as modern-classic with design elements.

The comfortable and luxurious gîte (classified 4 stars), consists of a living room with wood stove and an adjoining kitchen, both with original, high beamed ceilings, partly walls 'pierres apparante' and floors with old 'tomettes'. Accessible from the courtyard, there is also a large utility room with facilities for guests. On the floor, accessible by a steel spiral staircase, there are two spacious, romantic bedrooms each with a half open bathroom and with the beam construction in sight.
The gîte was completely renovated in 2013 in an interesting combination of antique building materials and modern design. Since then it has been run with an average rental turnover of 17,000 euros per year. The gîte has a large cellar and is heated electrically.

The large 19th century coach house consists of a horse stable, a garage and an elevated room which is also cellared. In the basement there is a well (water from own well) for garden watering.
The floor above covers a total of 140 m2 of habitable area, all at standing height. The space has been renovated (completely new roof, insulated floors and aluminium windows) and offers many possibilities. Finally, on the side of the coach house there is a cosy veranda with a summer kitchen.
