For sale is this perfectly situated 1-bedroom chalet with Land (12036m²) on the edge of a hamlet, which is on the edge of Adriers in the Vienne Nouvelle Aquitaine.

This chalet was built in around 2011 and has been lived in full time for several years, a unique and compact pied a terre, with a beautiful view, from its full-length covered terrace which leads to a gravelled area and then onto the land.

The original planning includes a house on the land as well, I am in the process of finding out if this can be reinstated, but the price now reflects it not being able to be.

The owners have put a few wooden storage sheds on the land as well and fenced a garden area; leaving the remainder as a natural wildlife habitat, quite simply a small piece of paradise.

The house is hidden away at the edge of the hamlet, and has an off road gated entrance, which I missed my first time there; If you walk across the land you tie in with a chemin that take you into the village of Adriers which has a general store/bar, post office, doctors, chemist, boulangerie and village lake with park. It is an excellent holiday or permanent home, just waiting to be discovered.

You enter the house into the living/dining area, to your left is a kitchen area, separated by low level units and a breakfast bar and has a cooker with hob, sink etc. The main living area has a small wood burning fire and to the right is a door into the bedroom, which has a further door into the shower room with handbasin and toilet.

You walk out of the chalet onto a wooden decked terrace and wow what a view!

Outside the house you have an attached utility area, with the hot water tank and electricity main box and some outbuildings.

Adriers, is a popular and lively village, which has a general store/bar/eatery, a bakery, a post office, and a pharmacy together with a very good English-speaking doctor. It would be wrong not to mention that it is one of the very few villages I pass through on a Sunday morning where everything seems to be open, and I can grab a coffee!

Getting to the area is easy with flights from many UK airports. The larger towns of L'Isle Jourdain, Lussac-les-Châteaux and Montmorillon with all their shopping, bars, restaurants, and amenities are 13, 21 and 24 minutes away respectively; but you need not venture from Adriers should you prefer just to relax and unwind.

Lussac-les-Châteaux and Montmorillon have train stations with links to Limoges and Poitiers; the latter providing cross platform TGV connections to Paris, Bordeaux and other French cities plus Brussels and London (via Lille).

Limoges and Poitiers airport and train station are both around a one-hour drive away.

The house has mains water, electricity and internet, drainage is to a fosse which conformed in 2016.
