For Sale Equestrian Home, Arena, Stables, Land - Le Dorat - 87
This exceptional equestrian home with sand school/arena, stables, outbuildings and land is in a commune on the outskirts of Le Dorat Dept 87
This house which has one distant neighbour, is a field back from a country lane and is in a lovely private setting, it is renovated to a high standard with a good-sized gardens with an above ground pool and very well-maintained outbuildings and equestrian facilities all set on over 5 Hectares of Land and bridal paths directly from the house going for miles.
The house has been recently renovated throughout with new electrics, 2 new wood-burning fires and a new kitchen and bathroom.
The ground floor has an entrance hall with access to the kitchen/dining room with new fitted kitchen and new wood-burning fire.
The Lounge with dual aspect windows and newly fitted wood-burning fire.
A second reception room, currently used as a laundry, boot room/dog area.
A door then leads to a corridor with a full-length store cupboard, a shower room and a separate toilet
The first floor has a large landing with 4 bedrooms and a bathroom with toilet.
The top floor, currently attic space has been boarded out and could become an annexe (should you want to use the rest of the house as a B & B or a spectacular Library, Day Room or Art Studio, I will let your imagination convert this space.
Outside the land (over 5 Hectares) and gardens are fenced and surround the property.
Currently the owner has 5 stables in one of the outbuildings, but you have space for more.
You also have further outbuildings, including a garage and workshop.
Just as you think you have it all the owner then added a 40 x 20m outdoor arena.
It is also worth mentioning again that you are totally spoilt with bridal paths directly from the house going for miles.
The closest village with shops to here is Le Dorat (7km) so even though the location seems like the middle of nowhere; you are only 6-7 minutes away from shops, bars, restaurants, supermarkets and a train station.
Le Dorat is the traditional capital of the Basse Marche and within the ramparts of this ancient town are some fine examples of Romanesque architecture, including the Collegiale Saint-Pierre-de-Dorat. The surrounding area has all year-round attractions including horse racing (French style) sound and light shows; craft days; All year-round markets as well as concerts, tennis, cinema, fishing, sailing and windsurfing in nearby locations.
Getting to the area is easy with international flights from many destinations Limoges (43kms) and trains in Le Dorat itself (7kms); having links to services to Poitiers train station where you have TGV connections to Paris, Bordeaux, London & Brussels.
The house has mains water and electricity; most of the windows are double glazed (I saw 2 that were not) and drainage is to a septic tank which works well but on paper does not conform.
